Sump Pumps for Carmel Basements

What Indiana's code says about sump pits

Indiana amended the residential code's basement drainage section. In soils outside Group I, the sand and gravel group, a sump pit must drain the porous layer under the floor and the footings. The pit has to be at least 18 inches in diameter and at least 24 inches below the basement floor, with gravity or mechanical drainage. The exception is a house that uses a gravity drain system instead (Indiana Residential Code, R405.2.3).

• A pit sized to code, with a lid that keeps debris and curious kids out.

• A check valve so discharged water doesn't fall back into the pit.
• A discharge line that ends well away from the foundation, not at the corner where it soaks back in.
• Backup: a battery unit or second pump, because the storms that fill a pit fastest are the same storms that knock out power.

Signs your sump needs attention

• The pump runs nonstop in spring, or cycles every few seconds.
• It is old enough that nobody remembers when it went in, or it grinds when it starts.
• Water appears on the floor while the pit is full.
• The discharge line is crushed, clogged or empties next to the house.
